The South Western Railway (SWR) has announced plans to lease retail space for premium, single-brand outlets at all major train stations in the Bengaluru division. The railway zone says this initiative aims to enhance passenger amenities and boost non-fare revenue, by utilising unused and vacant space within station premises under a new policy from the Railway Board.

Under the mandate, prime locations within station buildings will be made available for high-end outlets offering apparel, footwear, travel accessories and other lifestyle products. The contracts will be awarded through a transparent e-auction process, in line with Railway Board guidelines for awarding leases of vacant spaces.

SWR says the move is part of a broader push under the “Amrit Bharat Station” scheme to upgrade station infrastructure and passenger experience. The idea is that passengers will no longer only browse basic convenience or food kiosks, but may find a more retail‐rich environment, similar to airport terminals.

Analysts say this could be a win-win: stations gain additional revenue streams and improved amenities, while premium brands gain access to captive passenger traffic. However, some caution that execution will be key — ensuring the retail spaces are well-integrated into station flow, accessible, and maintain the railway’s security and operational requirements.
